High-Accuracy Reality Capture Modeling

Project Overview:

FCC received 3D laser scan data for a training and development center and produced a detailed as-built BIM model documenting the full interior of the facility. Going beyond a standard architectural scope, the model incorporated millwork, MEP systems, electrical fixtures, and complete fire and life safety systems throughout, resulting in a rich and operationally focused as-built dataset built to serve the center's facility management and day-to-day operational requirements.

Scope of Work

  • Full as-built modeling of all training rooms, common areas, corridors, and support spaces across the facility
  • Millwork and built-in joinery modeled comprehensively across all spaces where present within the facility
  • Mechanical, electrical, and plumbing systems modeled in full as part of a complete MEP as-built scope
  • Light switches and electrical socket outlets recorded and modeled throughout all rooms and circulation areas
  • Fire risers, standpipe cabinets, and hose reel stations documented and modeled at all stairwell and elevator locations
  • Sprinkler heads modeled at their true ceiling positions across all areas of the facility
  • Fire suppression and extinguisher equipment captured and represented throughout the building

As-Built Detail & Extended Scope

  • Every architectural element developed at LOD 500 to accurately reflect the true existing conditions of the facility
  • Millwork and fixed joinery elements modeled with care and precision across all relevant interior spaces
  • MEP systems fully integrated into the as-built dataset, coordinated alongside all architectural elements throughout
  • Electrical fixtures and outlet positions systematically documented across every room in the facility

Combining architectural, MEP, and safety systems into a single model required a careful, detail-driven interpretation of point cloud data. The result is an as-built dataset that reflects both the building’s form and function, providing a practical tool for facility management teams.
