High-Accuracy Reality Capture Modeling

Project Overview:

FCC received 3D laser scan data for a historical residential building and developed a detailed as-built BIM model at LOD 500. Working from the point cloud dataset, the full existing condition of the structure was modeled, capturing every architectural element with the precision required to support sensitive renovation and restoration work. The documentation provides a verified and reliable record of the building as it stands today, respecting the historical character of the property throughout.

Scope of Work

  • Complete interior modeling across all spaces including ceiling geometry, floor surfaces, and all overhead architectural features
  • Historically significant architectural details, cornices, moldings, decorative elements, and ornate surfaces, captured and modeled with full accuracy
  • Walls, openings, door and window frames documented with precise geometry reflecting the true existing condition
  • Casework, built-in elements, and fixed interior components modeled throughout all spaces

Every element was modeled with particular care to ensure the historical character and fine detail of the building were fully represented within the as-built dataset.

As-Built Detail & LOD 500

  • All elements modeled at LOD 500 reflecting the true installed and existing conditions throughout the building
  • Complex and irregular geometries, common in historical structures, accurately interpreted from the point cloud and modeled with precision
  • Subtle deformations, wall irregularities, and aged surfaces represented to give restoration teams a true picture of existing conditions

Historical buildings rarely conform to standard geometries, and the as-built model reflects that reality. Every deviation, imperfection, and detail was preserved in the model to ensure restoration teams are working from an honest and complete record of the structure.

Point Cloud to BIM

  • Point cloud data interpreted across the full building covering all interior spaces and the complete exterior envelope
  • Detailed modeling approach applied throughout to honor the architectural complexity and historical significance of the structure

Using scan data, FCC developed a precise as-built BIM model capturing the full existing condition of the historical building. The model provides a trusted foundation for architects and restoration teams, ensuring all decisions are based on accurate on-site conditions.
