High-Accuracy Reality Capture Modeling

Project Overview:

FCC received 3D laser scan data for a large office building and developed a comprehensive as-built BIM model at LOD 500. Working from the point cloud dataset, FCC modeled the complete existing condition of the structure, covering all interior spaces, architectural elements, and the full building envelope, delivering a precise and verified as-built record to support the client's documentation and future planning needs.

Scan Coverage & Modeled Elements

  • Ceiling geometry modeled throughout including flat soffits, recessed features, and all overhead architectural elements
  • Floor surfaces documented with accurate finish information and level variations across the entire footprint
  • Structural columns and load-bearing elements modeled with precise positioning and geometry
  • Curtain wall and glazing systems modeled in detail including frames, mullions, and full opening geometry
  • Exterior envelope fully represented including facades, entrance steps, and site boundary elements

Every element of the building,  from its generous interior spaces to its architectural exterior, was modeled to LOD 500 and ready for immediate use in renovation or design work.

Point Cloud to BIM

Working from point cloud data, FCC produced a detailed, accurate as-built BIM model of the office building. The result provides a reliable single source of truth, ready to support renovation planning, interior fit-out, and future development.
