High-Accuracy Reality Capture Modeling

Project Overview:

FCC received 3D laser scan data for a series of residential properties and developed detailed as-built BIM models for each, delivered at LOD 500. Working from high-density point cloud datasets, the scope of each project covered the complete interior and exterior condition of the structure, modeling every architectural element from floor to ceiling with full precision. From single-story homes to multi-level residences, every project in this collection was modeled to provide a verified, construction-ready record of the property as it exists today.

Scope of Work

  • Complete as-built modeling of all rooms, corridors, and circulation spaces across each floor level
  • Ceiling geometry fully modeled including soffits, bulkheads, recesses, and all overhead architectural features
  • Floor surfaces modeled with accurate level and finish information throughout the entire footprint
  • Casework, built-in joinery, kitchen units, and fixed cabinetry modeled in full detail
  • Bathroom and toilet components modeled including all fixtures
  • Exterior walls, facades, openings, and surrounding site conditions represented as part of the complete as-built scope

Multi-Level & Single-Story Coverage

  • Multi-floor properties developed level by level, with full vertical coordination between floors
  • Staircase geometry, level transitions, and inter-floor relationships accurately modeled from the point cloud data

From compact single-level homes to multi-story residences, FCC applied a consistent, rigorous modeling approach. Using point cloud data, each space was recreated as an accurate digital model, providing designers and contractors with a reliable, complete view at every level.

At LOD 500, the model becomes a verified as-built digital twin, not just a representation. Each element is modeled directly from point cloud data to reflect exact site conditions, providing a reliable basis for renovation, extension, or refurbishment.
