High-Accuracy Reality Capture Modeling

Project Overview:

FCC received 3D laser scan data for a technical school and developed a detailed as-built BIM model covering the complete interior, exterior, and surrounding site of the facility. The scope included all architectural elements, full MEP systems, and fire and life safety systems, alongside external site elements including walkways and street areas, delivering a comprehensive as-built record to support the school's facility management and ongoing operations.

  • Ceiling geometry fully modeled including soffits, bulkheads, recesses, and all overhead architectural features
  • Floor surfaces and wall elements documented with accurate geometry throughout the entire building footprint
  • Fire standpipe systems modeled including vertical risers, cabinets, and hose reel stations located near stairwells and elevator cores
  • Sprinkler heads modeled across all ceiling areas reflecting true installed positions throughout the facility
  • Fire extinguisher and suppression equipment positions captured and modeled throughout the building
  • External site elements documented including surrounding walkways, pathways, and street areas within the project boundary

  • External walkways, pathways, and street areas modeled to extend the as-built record beyond the building footprint and across the full site

Point Cloud to BIM

  • Point cloud data interpreted across the full facility and site covering all interior spaces, building envelope, and external areas
  • Architectural, MEP, electrical, and fire safety elements all coordinated within a single unified as-built dataset
  • Site elements including walkways and street areas integrated into the model alongside the full building documentation

Using scan data, FCC developed a comprehensive as-built BIM model of the technical school. The model provides facility management with a single trusted reference covering all aspects of the campus, from MEP systems and fire safety equipment to walkways and surrounding site areas, supporting efficient operations and management.
